What is Utopia by AGI?
Utopia by AGI is a residential group housing project by AGI Infra Limited in New Chandigarh. It has 661 apartments in 3, 4 and 5 BHK, planned as a ground-plus-31-storey development on a 10.26-acre land parcel. It is AGI Infra's first project in New Chandigarh.
Who is the developer of Utopia?
The promoter is AGI Infra Limited, a Jalandhar-based real estate company listed on the BSE (539042) and NSE (AGIIL). This website is run by a channel partner, not by AGI Infra.
Which apartment sizes are available?
AGI Infra has disclosed 220 apartments in 3 BHK, 252 in 4 BHK and 189 in 5 BHK. Carpet areas and floor plans come from the official brochure; ask through the enquiry form and we'll share them.
What does the 31,93,697 sq. ft. figure mean?
It is the approximate total saleable area of the whole project, as disclosed by the developer. It is not carpet area or the size of any single apartment.
RERA and approvals
What is the RERA number of Utopia by AGI?
Utopia by AGI is registered with the Real Estate Regulatory Authority, Punjab under Registration No. PBRERA-SAS80-PR1452-102026, effective 30 October 2026 and valid until 30 March 2031.
How can I verify the RERA registration?
Visit rera.punjab.gov.in, open the list of registered projects and search for PBRERA-SAS80-PR1452-102026 or "Utopia". Check that the promoter is AGI Infra Limited. Step-by-step guidance is on our RERA details page.
Which other approval has the project received?
AGI Infra received Licence No. LDC-101/2026 from the Greater Mohali Area Development Authority (GMADA), dated 31 March 2026 and valid up to 30 March 2031, for developing the group housing colony.

Where is Utopia by AGI located?
On Madhya Marg in New Chandigarh, opposite Marbella Twin Towers. New Chandigarh is in SAS Nagar (Mohali) district, Punjab, on the north-western side of Chandigarh. See the location page for a map.
Is New Chandigarh part of Chandigarh city?
No. New Chandigarh is a planned township in Punjab, developed under GMADA around Mullanpur. It sits beside Chandigarh's north-western edge and forms part of the wider Tricity region with Mohali and Panchkula.

What is the price and payment plan?
Pricing and payment plans are set by AGI Infra. Use the enquiry form or WhatsApp to request the current official price list. We don't publish figures here so that you always get the latest numbers from the promoter.
When is possession?
Ask for the possession timeline recorded in the RERA registration and the builder–buyer agreement. The RERA registration is valid until 30 March 2031.
Can NRIs buy at Utopia?
Yes, NRIs can generally buy residential property in India. We offer video calls and virtual walkthroughs for clients abroad. Please take independent advice on documentation and payments.
